Sales Negotiator - North East (North) - Holiday Cover

PURPOSE OF JOB

To achieve sales targets in accordance with the requirements laid down by the company.

To be responsible for the administration of the sales site and liaising with purchases/prospective purchases and estate agents.

KEY RESPONSIBILITIES

Working Times

  • To ensure the sales centre is fully open according to current company policy.
  • (Full time) to be available for duty at Weekends, Bank Holidays and for key selling times and events.
  • (Part time) to be available to cover sickness, holidays, key selling times and events.
  • To attend sales meetings, training and meetings as directed.

Presentation

  • Site signage, directional signs
  • Tidiness of working area
  • Show home landscape maintenance
  • Show home cleaning
  • Sales offices displays
  • Internal show home signage

 Selling

EXPERIENCE AND SKILLS

Experience in a selling experience environment, preferably within the house building industry/estate agents

Strategic Planner - Fleet

Reporting to our Planning Manager, you will provide technical support to the Strategic Land team to enable the effective submission of planning proposals, appeals and assist in monitoring the progression of the Gleeson portfolio through the planning system. This will include the need for independent research and attendance at meetings reporting back to the team and making recommendations on planning strategy choices.

This role is ideally suited to someone who is a chartered member of the RTPI, commercially focused with a broad range of experience in all aspects of the English planning system. You will be organised, passionate and conscientious, and enjoy being an integral part of the team.

Candidates from a variety of backgrounds will be considered providing they can demonstrate relevant post qualification experience.

KEY RESPONSIBILITIES

  • Management of existing strategic land holdings
  • Initial site and planning appraisals against policy for potential development opportunities
  • Strategic site identification
  • Ongoing review of planning policy and impact on current and future sites
  • Preparation of written representations for local plans and planning applications
  • Co-ordination and collation of information from external consultants
  • Co-ordination and preparation of public consultations and political engagement work
  • Preparation and co-ordination of detailed planning applications and discharging of conditions
  • Assist in negotiation of 106 agreements associated with applications.
  • Managing multiple consultants to allow for the effective promotion of strategic sites
  • Providing detailed planning advice and formulating strategies for the successful delivery of development projects throughout the country
  • Liaising with local authority officers, external consultants and third parties on a range of planning matters
  • Strategic planning - including the identification of suitable sites and the preparation of local plan representations and Neighbourhood Plans
  • Work on Planning Appeals

Site Manager - Chilton, North East

PURPOSE OF JOB

The post holder will participate, as directed by senior staff, in the progression, quality and innovation of Gleeson Developments Limited.

This requires the co-ordination of all information to allow the development (s) to run through from initial conception to full completion.

Endeavouring to ensure that all properties are completed within the site programme and budget, whilst adhering to safe construction processes, NHBC and building regulations at all times.

KEY RESPONSIBILITIES

  • Prepare weekly activity and progress reports for submission to the Construction Director and Build Manager.
  • Full responsibility and control of site staff and sub-contractors

 

    • Actively encourage a philosophy of safety, progress, quality and innovation
  • Liaison with head office, NHBC and local authority departments
  • Timely ordering of materials to ensure build programme can be achieved
  • Ensure all NHBC inspections are carried out as required
  • Carry out hand over inspection of properties to the customers in accordance with our customer care procedures.
  • Complete as soon as practicably possible any customer care defects raised in conjunction with our customer care team

 

  • Understand the company’s Health and Safety policy and ensure that it is implemented by all staff under their control.
  • Understand the Health and Safety requirements relating to operations under their control and ensure they are fully and correctly implemented, in accordance with the appropriate risk assessments and/or method statements.
  • Pre-plan operations in conjunction with the Build Manager to co-ordinate Health and Safety taking into account any special hazards or problems involved.
  • Ensure that the Health and Safety plan is monitored and kept up to date.
  • Ensure that adequate welfare facilities are established on site from the commencement to the completion of the development.
  • Monitor the reports produced by Health and Safety to ensure that the recommendations they contain are implemented.
  • Ensure statutory inspection reports on scaffolding, excavations, lifting appliances, accidents etc are completed as required.
  • Set a personal example by conforming to company Health and Safety procedures and site rules.
  • Ensure that adequate first aid stocks are maintained and that a trained first aider or appointed person is available on site.
  • Record and report all accidents, diseases and dangerous occurrences in accordance with company procedures and legal requirements.  
  • Co-ordinate all activities on site in a safe and workmanlike manner and ensure all activities are produced in line with agreed construction programmes and costs
  • Record variations and measure thereof to all subcontract works
  • To attend and participate in training as required
  • Maintain all company administration procedures as required
