Sales Negotiator - Rochdale (Full Time)

PURPOSE OF JOB

To achieve sales targets in accordance with the requirements laid down by the company.

To be responsible for the administration of the sales site and liaising with purchases/prospective purchases and estate agents.

KEY RESPONSIBILITIES

Working Times

  • To ensure the sales centre is fully open according to current company policy.
  • (Full time) to be available for duty at Weekends, Bank Holidays and for key selling times and events.
  • To attend sales meetings, training and meetings as directed.

Health and Safety Advisor - Sheffield (Full Time)

PURPOSE OF JOB

To maintain regulatory and statutory Health and Safety compliance within the company and to ensure, through regular inspection, compliance with these policies.

KEY RESPONSIBILITIES

Gleeson Developments Limited employs a team of Health and Safety professionals to provide professional assistance and guidance to support the line-management. They are appointed as competent advisors and help discharge the Company’s duty under Regulation 7 of the Management of Health and Safety at Work Regulations 1999.

The Health & Safety Advisors are responsible for keeping the Company up to date with occupational Health and Safety: new and changing Health and Safety legislation, case law, and best practice. They will: -

  • advise on compliance with CDM 2015 Regulations
  • assist and advise during the tender, planning, design and construction stages of contracts
  • advise in the preparation, maintenance and review of Construction Phase Plans
  • advise on the adequacy of risk assessments and safe methods of work as required when requested.
  • assist and advise in the assessment of the competency of subcontractors and their workforce when requested.
  • assist in the investigation of accidents, dangerous occurrences and near misses
  • monitor the effectiveness of arrangements for the management of health and safety through regular office and site inspections and audits.
  • stop any unsafe working practices that are observed and raise the matter with line management.
  • report monthly on progress and compliance
  • reflect any changes in legislation health and safety standards within the operation of the Company Health and Safety Management System.
  • provide guidance to company directors, managers and employees at all levels on any safety issues and assist with finding solutions.
  • carry out or facilitate periodic health and safety audits of all Company sites and locations
  • investigate serious incidents with regional managers and ensure relevant injuries and incidents are reported to HSE.
  • analyse the findings of incident investigations and associated trends to assist in the development of strategies to lead to continual improvement of health and safety performance.
  • maintain mutually beneficial relationships with the HSE as appropriate.
  • discharge any specific duties set out in supporting procedures and management systems

Land Manager - Cumbria (Full Time)

PURPOSE OF JOB

To be responsible for the acquisition of land in a region and to secure new sites for development to a meet or exceed Gleeson Developments regional forecast performance. To see acquisitions through the legal process and attain satisfactory planning approvals on acquired sites.

KEY RESPONSIBILITIES

  • To research and attend seminars, conferences and events to keep fully informed of the current and key issues affecting land acquisitions and its principle.
  • Agree HOTs and purchase land to ensure continuity of land supply to at least meet future forecasts
  • Provide detailed land bids, that demonstrate the company’s requirement in respect of profitability that is met
  • Demonstrate that site acquisition terms concur with agreed and authorised land bids
  • Negotiate and prepare the legal documentation associated with land acquisitions
  • Draw to the attention of the Group Land Director any issues which may affect existing or future obligations
  • Liaise with legal representatives and advise on the legal status of developments
  • Brief design teams, external consultants and internal departments to ensure the successful delivery of planning on sites:-
    • Ensuring planning is delivered within time, budget and within any other obligations, if applicable
    • Negotiate on behalf of the company and in conjunction with the Group Land Director, planning agreements that meet the company’s requirements in respect of forecast profit

Sales Administrator - County Durham (Full Time - 12 Months Fixed Term)

PURPOSE OF JOB

To provide sales administration support to the Sales Director and Sales Manager.

KEY RESPONSIBILITIES

Co-ordinate stationery requests for sales staff

Forward enquiries to sales staff from website

Send out brochures

Ensure plot files are updated with correspondence

Produce final inspection log

Produce nine month inspection log

Send out relevant customer letters throughout the reservation stages

Answer initial telephone enquiries

Process customer extras and liaise with Commercial and Accounts regarding quotations and payments

Typing and circulating sales correspondence

Arranging contracts and transfers for signature and logging whereabouts

Receiving exchange and completion notifications from solicitors and informing sales staff accordingly

Producing the Home Owners Manual

Assist with customer care management
