Land Manager - Cumbria (Full Time)

PURPOSE OF JOB

To be responsible for the acquisition of land in a region and to secure new sites for development to a meet or exceed Gleeson Developments regional forecast performance. To see acquisitions through the legal process and attain satisfactory planning approvals on acquired sites.

KEY RESPONSIBILITIES

  • To research and attend seminars, conferences and events to keep fully informed of the current and key issues affecting land acquisitions and its principle.
  • Agree HOTs and purchase land to ensure continuity of land supply to at least meet future forecasts
  • Provide detailed land bids, that demonstrate the company’s requirement in respect of profitability that is met
  • Demonstrate that site acquisition terms concur with agreed and authorised land bids
  • Negotiate and prepare the legal documentation associated with land acquisitions
  • Draw to the attention of the Group Land Director any issues which may affect existing or future obligations
  • Liaise with legal representatives and advise on the legal status of developments
  • Brief design teams, external consultants and internal departments to ensure the successful delivery of planning on sites:-
    • Ensuring planning is delivered within time, budget and within any other obligations, if applicable
    • Negotiate on behalf of the company and in conjunction with the Group Land Director, planning agreements that meet the company’s requirements in respect of forecast profit

Area Managers x 3 - Sheffield/Wakefield/Nottingham

PURPOSE OF JOB

Responsible for the smooth and profitable running of the Area in accordance with company rules and Standing orders.

KEY RESPONSIBILITIES

The primary focus is to ensure that build progress and build cost are in accordance with the budget and build quality is produced to a good standard.

Coordinate build, sales, commercial, technical and material purchase functions by chairing 75% of weekly build/sales meetings and all pre-start meetings so the primary focus can be achieved.

Chair Pre Construction meetings

Attend and contribute to monthly Valuation meetings

Attend Health and Safety meetings

Assume responsibility for premises management

Carry out two Final Inspection Audits* each month following the original Final Inspection and include a detailed overview in monthly report.

Review and monitor progress of Customer Care on, at least, a weekly basis

Assume responsibility for day to day employee management, including monitoring punctuality, time keeping and authorising holidays

Regularly visit all of the sites in the Area to ensure that progress and quality are at an acceptable level. In addition help police customer compliance with restrictive covenants and take corrective action where necessary.

Liaise with and understand the role and operations of the Land Manager

Ensure any Releases/Capex requirements are checked and presented to the Regional Director in a timely manner for seeking main board approval.

Liaise/report to the Regional Director on a very regular basis and always, where appropriate, seek the help and advice of the Senior Management Team (SMT), in particular:-

  • Group Operations Director
  • Group Construction Director
  • Group Sales Director
  • Group Technical Director
  • Group Commercial Director. Produce a monthly report in the current format (plus Final Inspection audit results) and circulate to:-

A randomly selected check which should take place two to three days after the customer Final Inspection and before the customer Legal Completion. The Auditor should obtain from the Site Manager a copy of the customer Final Inspection pad and proceed to check all items have been recorded; recorded items have been attended to or are in the process of being rectified.

Quantity Surveyor - St Helens

PURPOSE OF JOB

To produce, manage and forecast build costs for allotted sites.

Procure all necessary subcontract trades and manage the payment process and subsequent contractual obligations.

Work in partnership with all other departments to achieve company objectives.

 KEY RESPONSIBILITIES

Main Duties/Activities

  • Production of site start budgets, prior to commencement of Superstructure House build.
  • Procure all subcontract trades involving other key members of the team ensuring best value is obtained and all subcontractor prequalification criteria have been satisfied.
  • Manage the payment process for subcontractors and help the other members of the payments team to ensure payments are made in accordance with the agreed payment terms.
  • Evaluate and if appropriate, approve payments of Dayworks and applications for both labour only subcontractors.
  • In accordance with the prescribed timetable, review and agree monthly site valuations, including cost to complete assessments using the approved system.
  • Attendance at management team/department meetings at various locations which may be outside of the usual workplace.
  • In conjunction with the Build Manager, host regular meetings with subcontractors to review performance.
  • Management of agreed performance indicators including regular updates to the Group Commercial Director/Regional Director.
  • Attend training and development events as required.
  • Any other duties reasonably requested.

EXPERIENCE AND SKILLS

  • Previous experience similar house building role is essential
  • A good understanding of all aspects of surveying and contractual procedures
  • Strong personal organisational skills.
  • Ability to work in isolation but also as part of a team within a growing business.
  • Computer literacy especially in Microsoft Excel.

Technical Manager - Nottingham

PURPOSE OF JOB

A Technical Manager is required to manage the delivery of residential projects from initial conception through to the development completion.

KEY RESPONSIBILITIES

  • Provide technical support to the land/development team to assist during feasibility studies.
  • Identify the need for external consultants (Planning, Architect, Engineers etc) agree fees, the scope of service, capability, timescales and deliverability. Formally appoint such consultants.
  • Produce a detailed design programme which identifies key dates and a critical path.
  • Manage all consultants to ensure the flow of information is within the agreed timescales and in accordance with the programme.
  • Ensure all design information produced is issued to the relevant internal and external departments in accordance with, and on schedule with the programme.
  • Be aware of and act upon commercial implications relating to planning & architectural design; civil & structural engineering design; geotechnical & ground remediation strategies; statutory services - new supplies & diversions.
  • Have the ability to technically engage with, and direct consultants responsible for the above.
  • Oversee and control planning applications to the Local Authority and deal with any other local committees, parish councils, etc.
  • Interact with statutory bodies, Local Authorities and external Consultants with regards to the satisfactory discharge of Planning Conditions within an agreed time frame.
  • Control the submission of Building Regulations and warranty applications.
  • Interact with internal departments, consultants, suppliers and sub-contractors as necessary in order to achieve Building Regulations and warranty approvals and satisfactory conditions discharge
  • Provide sales team with drawing\specification information and support, to ensure that sales provide correct literature.
  • Co-ordinate Transfer Plans, Management Plans for Estate Sales Packs, liaising with Solicitors and Sales Department.
  • Tender for, set up and establish on site management companies using and implementing the group procedure.
  • Co-ordinate all legal aspects in relation to various agreements, Section 38, 104, 278 etc and to arrange bonds, guarantees, warranties and insurance as called for.
  • Be responsible for the above and manage the process through to a satisfactory completion, i.e., adoption of the works.
  • Apply for and attain any stopping up/abandonment of existing site infrastructure (highways and drainage)
  • Apply for and attain new site postal addresses.
  • Liaise with statutory undertakers to establish supply provision and diversion requirements, obtain competitive quotations for the works and negotiate best value for the company.
  • Maintain procedures for drawing information release. Update drawing and file records.
  • Provide technical support and solutions through the construction stage on a regular pro-active basis.
  • Chair on site monthly Project Meetings to resolve technical issues\requirements promptly.
  • Chair and lead regular design team meetings with the professional team.
  • During the development process receive constructive feedback from the build and sales departments and subject to a feasibility study effectively implement amendments.
  • Be part of the in house planning supervisory team and be proactive in promoting health and safety.
  • Assist in gathering information and As-Built records during the course of a project in order that the Health and Safety File and purchaser information packs are ready on completion.
  • Carry out the above duties in a coherent professional manner

EXPERIENCE AND SKILLS

·                     The role requires a strong technical knowledge base. Ideally from a technical design background, either architectural or civil engineering, preferably both. Candidates from a project management/QS background would also be considered subject to relevant experience.

·                     Knowledge of the house building industry gained preferably with a high volume house builder.

·                     Educated to HNC/HND level, minimum

·                     Possess strong negotiation skills

·                     A Broad technical understanding

·                     Strong people management skills

An understanding /user of AutoCAD is desirable but not essential

Construction Operations Apprentice - Wakefield

PURPOSE OF JOB

This role will be to support a variety of key functions across the business including, Estimating, Buying, Planning, Surveying and Technical. Throughout the 2 years of training the candidate will be exposed to all aspects of the construction process of our new homes from conception to completion.

KEY RESPONSIBILITIES

  • Administration duties including; creating word documents, spreadsheets, collating data, contacting suppliers and sub-contractors, filing, working with technical drawings and general office duties.
  • Visiting potential sites, new start up sites and current sites to assist construction management processes.
  • Working as part of a team.

 EXPERIENCE AND SKILLS

  • Must have a minimum Grade C GCSE, or equivalent, in Maths and English
  • Be prepared to travel to office and development sites
